Salary Range $85,000 - $100,000 annualExempt positionPosition
Purpose
The Executive Director provides strategic direction, oversight
and administration for Golden West Communities, Inc. The Director
is
responsible for ensuring the organization is in compliance with all
applicable laws,
regulations, contracts, including the Low-Income Housing Tax Credit
partnership,
and for the prudent stewardship of the organization's financial and
human
resources. The Director ensures the implementation
of policies and programs approved by the Board of Directors and
serves as a
resource for the Board regarding trends and issues in housing and
services for older
adults. Additionally, the Executive Director
serves as the director for the Golden West Foundation.
Principal Accountabilities
1. Works with, and serves as the primary staff for the Golden
West Communities, Inc. Board of Directors to develop the strategic
plans to meet
the goals of the organization.2. Works directly with the Board to
set priorities for the
organization. Implements policies and
plans as approved by the Board.3. Negotiates, administers and
manages contracts and
agreements related to the operations and plans of the
organization.a. Manages the relationship with contracted Management
Company
and ensures Golden West goals are being fulfilled.b. Manages the
relationship with LIHTC limited partner and
ensures compliance with the partnership agreement.

Fully understand the partnership structure and ensure
that all provisions are followed.b.
Understand the requirements of the LIHTC programc.
Understand the condominium structure of Golden West.d.
Ensure that all compliance requirements are completed
as the General Partner, as well as monitor those assigned to the
Management Company.e.
Ensure that monthly, quarterly, and annual report submission
occurs on time to Limited Partner.f.
Monitor and participate as necessary in periodic audits
by Limited Partner, Investor, and CHFA.g.
Complete periodic LIHTC training.
4. Manages the financial assets of the organization in a
manner that ensures the short and long-term viability of the
organization.
a.
Strong understanding of financial processes, reporting,
and performance metrics
a.
Ability to assist with routine financial duties;
banking, A/P, A/R, payroll.b.
Ability to create and interpret periodic financial statementsc.
Review and interpret financial statements produced by
Management
Company, and coordinate with various members of the team to correct
errors,
evaluate and audit reports.
b.
Present periodic reports to the Golden West Board of
Directorsc.
Coordinate annual financial audit and income filing of
Golden West entities (Golden West Communities Inc., Golden West IL
GP LLC,
Golden West Il LLLP, and Golden West Foundation).d.
Oversees the creation of the annual budget and
adherence to the budget.e.
Responsible for ensuring the organization is properly
insured.
a.
Serve as member of the insurance captive for liability
coverageb.
Coordinate with broker regarding property insurance and
workers comp coverage
5.
Develops plans for capital construction and maintenance
of the physical plant. Oversees
construction and renovation projects.
6.
Assures that the organization is appropriately staffed
and focused on the priorities, mission, and values of the
organization. Creates an environment where staff grow,
develop and work together to achieve the vision of the
organization.
7.
Maintains a current and thorough knowledge of the
trends and issues related to housing and services for older adults,
including
LIHTC, and ensures that this information is communicated to the
Board
appropriately.
8.
Explore and evaluate options for partnerships with
other organizations to increase long-term stability. Explore and
secure new revenue sources.
9.
Promotes the organization's mission, vision and goals and
represents Golden West and the Golden West Foundation in the
community. Works to increase Golden West's profile and
awareness of the impact of Golden West in the greater Boulder
community.
10. Maintains
working relationships and builds partnerships with related
organizations,
agencies, lenders and affiliates to promote, sustain and advocate
for the interests
of the organization, stakeholders and fundraising
opportunities.
11. Maintains
the established Golden West Foundation activities.
12. All
other duties as assigned by the Board of Directors.

The Executive Director will need to effectively demonstrate
the following skills:
leadership

Educational Requirements:
living field; Master's Degree, preferred
Services Professional (CASP), or Housing Credit Certified
Professional (HCCP), preferred
Experience:
experience in management/leadership.
in senior housing.
experience with Low Income Housing Tax Credit projects.
project management, renovations and/or new construction
preferred.
