SUMMARY This position will maintain utilities by performing monitoring, sampling and analysis of utility systems, equipment operational adjustments, Preventative Maintenance, maintenance repairs, and documentation of the utility system(s) operation with a special focus regarding the Heating, Ventilation and Air Conditioning (HVAC) equipment. This position has the technical capability to evaluate projects, assess equipment integrity, and identify spare part and equipment maintenance needs. This role is recognized as a technical expert on HVAC and with general knowledge on utility systems. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Utility Systems Monitor, operate, troubleshoot, and repair the mechanical and operational status of all HVAC systems at Corden Pharma Colorado and Corden Pharma Boulder. This position also includes occasional maintenance task of the following: cooling tower systems, low temperature cooling system, swamp cooler system, building air systems, scrubber systems, steam and condensate system, compressed air system, PSA nitrogen generating system, High Purity Water (HPW), and Low Endotoxin Purified Water (LEPW) generating and distribution systems. Key tasks include: - PM, troubleshoot, diagnose, and repair HVAC systems. Install and/or connect compressors, condensers, evaporators, motors, expansion/discharge valves, temperature/humidity controls, fans, control panels, switches, fuses, filters, gauges, ducts, piping, tubing, environmental controls, and related components. Complete power connections - Understanding and troubleshooting to dual stage low temperature cooling systems used in low temperature freezers, dryers, and lyophilizers. - Understanding, troubleshooting, and rebuilding of older style 100 HP positive displacement cooling compressors as well as low temperature recirculation system. - Operates and diagnoses HVAC/R systems and equipment up to 200 tons cooling capacity and 10 million BTUs heating capacity. - Monitors systems operation to ensure efficiency and compliance with specifications using manufacturers handbooks, Corden procedures and local codes - Interprets drawings and schematics and installs HVAC/R components; Test HVAC/R equipment for proper operation - Maintains and repairs HVAC/R equipment and systems - Plans and performs recurring maintenance and seasonal overhaul on systems and components - Uses drawings and schematics to analyze and isolate malfunctions - Troubleshoots systems using manufacturers handbook, Corden Pharma procedures and local codes - Must be familiar with State, Federal and Local codes - Ensures compliance with environmental regulations of fuels, refrigerants and other hazardous materials - Modifies equipment for increased reliability and/or to increase efficiency - Repairs or replaces components - Complete all required paperwork - Maintain safety compliance paperwork - Maintains shop tools, tool list and equipment - Complete work in a SAFE, timely, neat, and professional manner. - Maintain and be accountable for inventories, requisitions, materials, and supplies needed for each job - Must be professional, courteous, and respectful to customers as well as fellow employees - Communicate effectively with customers, management, and Co-workers - Expertise in the monitoring, adjustment, and optimization of utility systems both in the field and from automated systems - Ability to explain and represent the Boulder facility as a subject matter expert on key utilities such as HVAC, Chillers and Boilers to both regulatory agencies and customers. - Sample, test, and evaluate systems and report test results - Operation, startup, and shutdown of utility systems and supporting equipment such as chemical feed systems - Handling of chemical systems such as loading bulk or drummed treatment chemicals, passivation of stainless piping, and working within the operating plants - Uses expertise to identify opportunities for improvements in equipment technical design, maintenance, operations, and supporting business processes; implements improvements with appropriate justification, technical evaluation, and appropriate change control for utility systems General Activities - Assist/perform preventative and operational maintenance, preparations for maintenance, cleaning, and adjustment on any or all systems as required. - Assist/perform plant maintenance as required to assist regular plant maintenance team in performing their tasks. - Assist in coordinating and performing work with Department personnel regulatory officials, and outside contractors. - Maintain documentation on equipment, systems, and vendors. This includes ensuring correct documentation of preventative maintenance, calibrations, and inspections. This requires familiarity with systems such as SAP, Microsoft Word, and other Corden documentation systems. - Provide support to the Waste Treatment area when required. - Update and manage area systems such as PMs and CHEP systems. - Develop/Execute/Manage complex repair jobs including working planning, PO development, CHEPSs, lift plans, permitting, and work coordination. - Takes responsibility for ensuring that updates to bill of materials, equipment/parts updates are completed on equipment as required. - Execute changes utilizing Boulder facility processes including P&ID development, CHEP updates, equipment file documentation updates, and full developing scope. LEADERSHIP & BUDGET RESPONSIBILITIES This job has no supervisory responsibilities. Ability to speak effectively before groups of customers or employees of organization. MATHEMATICAL SKILLS Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. REASONING ABILITY Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
